Sell the Contract Method

When an investor gets good properties under contract for purchase, they can actually "sell the contract" to another investor, member of the local real estate club, or anyone else that would like to do a flip. For example, let's say an investor gets a home that is estimated to be worth $200,000 under contract to purchase. If an investor has that home under contract for a much lower price ($150,000, for example), there are likely plenty of investors willing you to pay for the contract or rights to purchase the property. This is when an investor "sells the contract" to another investor and they are able to purchase the property. and they can do the flip.

This method has less risk than many other options.



Wholesale the Property Method

Wholesaling a property usually entails getting a property under contract to purchase, then going under contract to sell the property to another investor who needs to be a cash buyer. The title company handles the paperwork on you purchasing the property and you selling the property on the same day. As the wholesaler, you do not need to find finds to buy or close on the property since the investor you're selling to has the funds.

This is considered a low-risk purchase method.


Real Estate License - Find MLS Properties for Other Investors

Obtain your real estate license through an online testing program. This typically takes anywhere from 2 weeks to 2 months to complete. After obtaining your real estate license, you can alert investors in your network (facebook groups, local real estate club, etc.) of good fix & flip deals. As the Realtor, you receive 2-3% commission when they buy the property and another 2-3% when you list the property for sale for them as their Realtor. This is considered a low-risk investing-related method.

Partner with Another Investor

You do the work. They put up the money. People can often find real estate partners by getting involved in the local real estate club, online groups, or by partnering with family, friends, and aquantances. This is considered a low-risk investing-related method.
Methods which Require Some Down Payment and Some Credit

Hard Money Loans

Call Hard Money Lenders in your area! Get pre-approved, and then you can make offers! This method can be expensive & usually requires at least 25% down. But, if it's a good deal and you have no other options, this can be the ticket.

Conventional Mortgage Loans

These types of loans are your typical 30-year mortgage loans. You can use these types of loans for fixing & flipping, but they are typically best when buying rental properties.

For wealthier investors, paying cash for a property is a nice convenience. When paying cash, you are able to purchase properties at the live courthouse foreclosure auction, and you can make 'cash offers' which are often well received by sellers.
