Common Real Estate Funding & Financing Methods
An investor may be finding great properties for fixing & flipping or holding as a rental property, but do they know how to secure funds to make the purchase? Most often, the financing technique used will depend on the investor's cash-on-hand, credit score, or other factors. Remember, you only earn a profit when you participate in a real estate deal. The typical customer does not take the necessary action to do deals and therefore does not earn any profit. When you do take action to buy rental properties or investment properties, here are some possible and common purchase methods...

Sell the Contract MethodWhen an investor gets good properties under contract for purchase, they can actually "sell the contract" to another investor, member of the local real estate club, or anyone else that would like to do a flip. For example, let's say an investor gets a home that is estimated to be worth $200,000 under contract to purchase. If an investor has that home under contract for a much lower price ($150,000, for example), there are likely plenty of investors willing you to pay for the contract or rights to purchase the property. This is when an investor "sells the contract" to another investor and they are able to purchase the property. and they can do the flip. This method has less risk than many other options. Wholesale the Property MethodWholesaling a property usually entails getting a property under contract to purchase, then going under contract to sell the property to another investor who needs to be a cash buyer. The title company handles the paperwork on you purchasing the property and you selling the property on the same day. As the wholesaler, you do not need to find finds to buy or close on the property since the investor you're selling to has the funds. This is considered a low-risk purchase method.
